The Design Process
Our ability to understand, define and interperate the clients objections and aspirations is the key to success of the design process. We follow the RIBA (Royal Institute of British Architect's) stages of work to ensure that we have a robust plan in place to allow us to complete you project on time, within budget and efficiently.
Depending on your needs we can assist with the following packages:
ARCHITECTURAL DRAWINGS :
Costs- Set design fee depending on project. Prices start from £500+VAT
What You Get - Full drawing pack for local authority submission for planning permission, building warrants or change of use. We can appoint a recommended structural engineer if required.
INTERIOR DESIGN ONLY:
Costs- Set design fee depending on project
Residential Design - Average cost of £300 + VAT per room
Commercial Design - Project dependant / Percentage of build cost.
What You Get - Survey of property, concept design / mood boards, 2d plans of the space, 3d Visuals and VR if required, FF&E schedule and cost plan of all items specified.
DESIGN & FF&E PROCUREMENT :
Costs- Set design fee depending on project and 10% handling charge of value of product supplied. By utilising our amazing trade discounts you will still make a great saving even with our 10% handling fee.
What You Get- Interior design package with procurement of all items specified for client including site set up service of loose furniture. Any bespoke or fitted furniture can be installed by recommended trades for an additional fee. The installation costs will be provided on a project by project basis.
DESIGN & BUILDING PROJECT MANAGEMENT :
Costs - Set design fee and 10% of build cost for management.
What you get -
Full design process from start to finish of basic build stage.
Prior to the tender process to appoint the right trades for your project we will produce a bill of quantities to ensure that all items are covered by the contractor in their quote that the client is expecting to have complete. This reduces the likelihood of any misunderstandings of what is included in the contract sum.
We will carry out all contract administration to ensure that all steps of the project are handled from setting up contracts, checking insurance policies, producing site progress reports through to sign off from building control for the completion certificate to be issued.
The contractor's site manager will be responsible for the day to day running of the site however we will be there at key stages to meet with building control and contractors onsite to ensure quality standards are met.
Following completion of the basic build to plastered finish, some clients prefer we handover at this point to finish off their projects by decorating and furnishing the space themselves.
DESIGN, BUILD MANAGEMENT & INTERIOR STYLING :
Costs - Set design fee, 10% of build cost for management and 10% handling charge of products supplied and installed.
What you get - Full design process, Interior Design, FF&E Procurement and project management of build from start to finish of complete project. Some clients prefer us to take control of every detail to provide a hassle free, turnkey solution for them to sit back and enjoy when complete.
1. Taking The Brief
We provide a free initial consolation onsite to meet and discuss the individual needs of the client. Following and in-depth analysis of your requirements, we will determine which services you require while considering your budget, lifestyle and time constraints. We will at the same time assess the feasibility of the project with your budget in mind and scope of the works to ensure that we can take the design forward to specify products and create the space that you are dreaming of that will also fit the budget.
Following these important discussion to capture your thoughts and ideas, we will carry out a survey of the property to allow the important drawings to be produced to start the creative process.
2. Design Concept
Following the briefing stage we will develop initial outline sketch proposals for your space supported with moodboards or images, 2d and 3d drawings where required to provide a feel for the space we are creating and the mood for the styling.
We will provide initial thoughts around the architectural space planning, and structural changes and the furniture, fixtures and finishes that can fit in the space and apply to the building.
This stage should give you an initial vision of how the new space can look and feel.
3. Detailed Design Development
With client approval on the initial design concepts and layouts, we progress to the next step of detailed design development where we will refine every detail, and develop the architectural and interior elements of the project for local authority approvals, tendering and construction. We can produce 3d visuals of the interior and exterior space to ensure that you are 100% satisfied with the proposals ready to submit to permissions and tendering for the works. On the final sign off of the design we will instruct the SER certification from our engineer to support package and submit your applications where necessary for approval.
4. Tender & Procurement
With the complete detailed drawings pack for your project, the approved drawings and all other supporting documentation will be issued to the relevant level of contractor to suit your project for pricing. We have close relationships with varying scales of companies to suite the size of your project, therefore we normally seek three quotes for all elements we are procuring, from an individual room renovation to a full scale commercial or public sector project. This ensures that we deliver the right team and products to suit the budget and project. Similarly with furniture and finishes, we will search the market to deliver the most cost effective solutions for the highest quality products. Affordable high end design is our aim!
5. On Site Management
With the approvals in place, contracts set up between the client and the winning bidder from the tender process, at this stage we will be ready to start the works. With all the right team assembled, the products ready for delivery with the highest level of health and safety in place, we will issue the programme of works and work closely with the contractors throughout to ensure that every detail is delivered the way that we have planned it. We will take care of all contract administration and liaise with the contractors throughout the process to ensure that the client has a stress free experience.
On completion we will carry out the final snagging list and provide all necessary documentation to support the sign off of the project to the client's satisfaction. Building warrant completion certificates, electrical certificates etc along with as built drawings and O&M manuals where applicable will be provided for your records.
